I just realized that I left everyone hanging here with regard to the Hawthorne house.
We did finally close! And the insurance inspector* comes today (shiver.)

*Properties in distressed condition often do not qualify for market insurance, and therefore need "MN Fair Plan" coverage, which is not only more expensive, but also requires an inspection.

Is that so that they can see just how much of a hazzard they are insuring?
I'd have to imagine that the actual risk for some of the properties I've seen in distressed condition would be less than average - after all, with no plumbing, the chances of the pipes freezing are slim, and with no wiring, there's little risk fo it starting an electrical fire.

I don't really know the answers, but perhaps the inspector can tell me today! I'll ask. :-)
